First impressions are important. A less-than-satisfactory first impression can be hard to overcome. It’s an obvious fact that properties with polished exteriors and put-together interiors rent or sell faster than those with shabby appearances. However, major upgrades can be costly, labor-intensive, and time-consuming. Here’s a few simple upgrades to instantly increase your property’s curb appeal, without breaking the bank.

  • Paint Touchups: Why do a whole new paint job, when just patching up any peeling paint will do? If the paint’s in pretty good shape, fill in any patches. However, if it’s been a long while since your last repainting, it may be time to consider doing the whole area. Some key areas to redo, however, would be the front door, any trimming, and shutters.
  • Outdoor Plants: As opposed to patchy grass or overgrown plants, consider adding some easily managed outdoor plants. Not only will these add variety to your yard, they will distinguish your home’s overall look and attract buyers. Consider drought-tolerant and other durable plant types to cut watering and maintenance costs. A variety of types- shrubs, hanging plants, flowers, window boxes, accent plants, etcetera- can draw a customer’s eye quickly and will make your property memorable.
  • Fill Driveway Cracks: Something as simple as fixing a cracked driveway improves the curb appeal of the home or apartment. A properly sealed driveway looks put-together and well-managed, qualities that residents look for in a property.
  • Re-Grout Bathroom Tiles: Falling and cracked tiles in bathrooms, kitchens, and various other rooms don’t look good to potential residents, and can detract from the overall impression of the place. Re-grouting is an inexpensive way to transform the look of your tiled rooms.
  • Fixing Outdoor Stairs: The outside of the property is the first thing residents judge, so broken or cracked stairs don’t leave the best impression. With just a few materials and a bit of time, you can fix up concrete, tile, or even wooden stairs.
  • Ceiling Fan Blades: Why purchase a whole new fan when just replacing the blades will do? This cheaper and equally effective option lets you save money while still fixing what needs to be done.

In short, the best way to improve home values on the cheap is to do what needs doing–and nothing more. Taking this approach allows you to make several small improvements instead of taking on just one or two bigger ones. Know your buyers. Choose projects carefully. These improvements are just a few simple upgrades you can invest in to spruce up your property.
